Unless you’re buying a brand new home, every house on the market will have some issues. While some problems may be cosmetic, other issues may be serious. If you doubt your house may have structural issues and are planning to sell, here are three things you should know:
If you suspect a problem, take action immediately:
Foundation problems should be addressed without delay. Hire a home inspector to assess the damage and seek estimates from several contractors. Minor foundation cracks (less than ¼ inch) are common and can be remedied easily. But wider cracks are a serious issue and expensive to repair. Pre-sale repair, or sell AS-IS, whatever your choice, it’s important that you do not waste time. These problems only get worse over time.
Do a cost-benefit analysis:
Does it make sense for you to spend on repairs and then sell the house? Or, do you want to sell the property without having to go through the hassle of fixing the problem? If you’ve chosen the latter, a standard sale isn’t a good idea. The buyer will most likely order a home inspection to fish out for other issues. As with all buyer-ordered home inspections, this one too will be designed to give the buyer more bargaining power. You will have to argue about the defects, making bargaining a stressful process.
